The foundation type of a house can cause the home inspection to vary in price because certain types of foundations require more time and effort to inspect. With a house on a slab, there is not going to be as much to look at compared to say a crawlspace. The crawlspace is more accessible than a slab because you are able to crawl below the floor. With a slab house you are not able to crawl below the floor. So typically because more time and effort are involved inspecting the crawlspace that price will be more than the slab. The age of a house can have a big impact on the cost of the home inspection because it is a major contributor to the time it takes to inspect, typically. Older houses usually have more items that get written up because the house has existed longer. Many times, older houses have areas a that are less accessible and this makes the inspection time increase as well. Typically the older the house the more expensive the inspection becomes.

For instance if we have to travel a long ways, typically over an hour, we will sometimes have to charge a small travel fee. Also, if the house is on the beach or on a body of water that has ancillary things that are requested to be inspected, than the price will go up for those services.

A lot of time price has no impact on the cost of the home inspection. However, when you get into luxury houses, they typically have extra features that a normal house wouldn’t have. Maybe they have an elaborate rear deck, or a sauna, or 14 foot ceilings increasing the interior size to be looked at dramatically. These extra features are very common in luxury houses and are not common in standard homes. As a result, there is more to inspect which results in a different price.
