How much does a home inspection cost in Alabama? (2022)
Home Inspection Price Breakdown.
Home inspection prices in Alabama can vary considerably. Generally, the price of a typical home inspection for a typical house is in the 400-600 dollar range. The price can go up from there or it can be lower than that.
The main factors that contribute to home inspection price can be broken down to the following categories: age of the house, location of the house, type of foundation, size of the house and also price range of the house.
How does foundation type impact the price of a home inspection?
The foundation type of a house can cause the home inspection to vary in price because certain types of foundations require more time and effort to inspect. With a house on a slab, there is not going to be as much to look at compared to say a crawlspace. The crawlspace is more accessible than a slab because you are able to crawl below the floor. With a slab house you are not able to crawl below the floor. So typically because more time and effort are involved inspecting the crawlspace that price will be more than the slab. Same thing with a basement whether it is unfinished or not, it requires more time to inspect than if there was not that additional space. Try our new service of short-term rental cost segregation.
How does age impact home inspection cost?
The age of a house can have a big impact on the cost of the home inspection because it is a major contributor to the time it takes to inspect, typically. Older houses usually have more items that get written up because the house has existed longer. Many times, older houses have areas a that are less accessible and this makes the inspection time increase as well. Typically the older the house the more expensive the inspection becomes.
How does location impact the cost of the home inspection?
In most scenarios location does not impact the price, however sometimes it does. For instance if we have to travel a long ways, typically over an hour, we will sometimes have to charge a small travel fee. Also, if the house is on the beach or on a body of water that has ancillary things that are requested to be inspected, than the price will go up for those services.
How does price of the house impact price of the home inspection?
A lot of time price has no impact on the cost of the home inspection. However, when you get into luxury houses, they typically have extra features that a normal house wouldn’t have. Maybe they have an elaborate rear deck, or a sauna, or 14 foot ceilings increasing the interior size to be looked at dramatically. These extra features are very common in luxury houses and are not common in standard homes. As a result, there is more to inspect which results in a different price. This is not always the case, but having done 20,000 inspections we generally know when it is going to be (listing pictures help with this!)
How much does size impact the home inspection cost?
Size is the easiest to talk about. Most people readily understand that lower square footage houses do not have the same amount of space to inspect as larger square footage houses. A smaller house will take less time than compared to a bigger house. This is generally true though not always.
