What is Mold?

Mold is a type of fungus that can grow both indoors and outdoors. Mold grows best in warm, damp, and humid conditions. Mold spores are tiny and can float through the air. When they land on a wet or damp surface, they can start to grow.

Mold can cause serious health problems, especially for people with allergies or asthma. Mold can also damage your home by causing rot and decay. That’s why it’s so important to get a mold inspection if you suspect there might be mold in your home.

Our Mold Inspection Process

If you’re buying or selling a home in Alabama, it’s important to have a mold inspection to ensure the safety of your investment. We use state-of-the-art equipment to detect mold spores in the air and on surfaces. We take samples of the air and surfaces to test for the presence of mold. We also take moisture readings to determine the source of the moisture problem. Once we have all the information, we’ll provide you with a report detailing our findings and recommendations for remediation.

Mold Occurrence in the Home

A misunderstanding that many home buyers and homeowners have about mold is that they wrongly believe that mold is uncommon, and any occurrence is a terrible problem. Yet in reality, mold is found almost everywhere, for instance on just about everything outside your home. If you look around as you walk around the exterior of your home you will notice microbial growth on leaves, bushes trees, on the ground and walkways, and on the exterior of the home. Many mold types can also occur in typical household conditions. Even normal moisture sources in a home can contribute to the growth on common building materials and occur naturally. However elevated moisture levels or moisture leakage in a home can cause mold occurrences that are not typically found inside a home. Common sources such as: roof leaks, siding leaks, plumbing leaks, and HVAC unit leaks can be sources of moisture that contribute to mold growth occurrence. Elevated humidity levels in a home from leakage can also lead to mold growth occurrences such as behind wallpaper, in closets, cabinets, or on wood surfaces in areas with little air circulation.

Will mold make me sick? Most of us are exposed to mold daily. Many people are not sensitive to molds and are not overly concerned but if you are one of the persons that may react to or be affected by mold then the answer could be yes. There are thousands of types of molds and some types of cause reactions more likely in sick persons or persons with hypersensitivity to molds.

 Can mold be cleaned? Yes. Small areas of mold such as an area of about 3’ square can be cleaned with soap and water, bleach or mold cleaners sold in stores. For larger areas, you may want to consult a mold contractor (called a mold remediator).

Homebuyers that want to know if a home contains then a mold inspection and testing can help. It is important to note here that the State of Alabama Standard Home Inspection does not inspect for mold or environmental concerns. Getting a home inspection does not mean that the home was also inspected for mold. While many home inspectors will note mold as a courtesy if it’s readily apparent, the home inspection is not focused on environmental concerns. A separate mold inspection is needed if mold is a concern and testing if identification of the type is desired.

No widely accepted mold inspection standard is established so it’s important to get a trained and experienced inspector in environmental concerns. A mold inspection should also be accompanied by a moisture inspection to identify the source of moisture if mold is detected. Standards in mold testing and remediation have become more commonly accepted and numerous options are available.

Mold testing at Griffith home Analysis is offered in two formats. Swab testing surfaces than area suspected mold and sampling of the indoor air for a lab to determine the mold concentration and type if present. Air qualify testing for possible mold only tests for air-borne mold spores and will not determine mold occurrence that is not circulating in the air at the time of the test. As a result, air sampling may or may not reveal mold present. Mold sampling in a home will typically consist of a sample on each level at the air returns and a sample of the exterior air just outside the home for a controlled comparison between the indoor air and exterior air quality.

Griffith Home Analysis mold testing is $125 per sample. Air sample tests require a minimum of one inside and one outside.

How much is a home inspection in Birmingham AL?

Prices for home inpsections can vary widely. It depends on a number of factors such as size of the house, age and foundation type to start with. Certainly other pricing factors can come into play as well. With that being said for a normal starter house property the typical range we see and hear about is 350 to 650. This fee can quickly go up as you add crawlspaces and age or size to a house. It can also go up if you add additional services such as Mold testing or radon testing or EIFS inspections.

Do home inspectors have to be licensed in Alabama?

Yes. Home inspectors in the state of Alabama are licensed through the state of Alabama Division of Construction Management. To get a home inspector license in the state of Alabama you have to study and pass a national text called the National Home Inspectors Exam. You have to pass an ethics exam as well. You also have to do at least 35 ‘walk around’ style inspections. You must also have at least 120 hours of qualifying education hours as certified by the state of Alabama. You must also do a number of practice reports that get signed off on by a qualified inspector.

Who governs home inspectors in Alabama?

Home Inspectors are governed by a third party in the state of Alabama. The State of Alabama Department of Finance Division of Construction Management. There is no home inspector board, there is a however a state of Alabama Home Inspector Advisory Committee which functions like a board in some ways.
